Bathroom remodels go over budget for one reason more than any other: decisions made after demolition has already started. Sort these items first and the job runs clean.
Decide whether plumbing moves
Keeping the toilet, tub, and vanity in their existing locations is the single biggest cost saver in a bathroom. Moving a drain means opening the floor, and in a slab home that is a meaningful jump in both cost and schedule.
Waterproofing is not optional
The parts of a shower you never see determine whether it lasts twenty years or fails in five. A proper build includes a waterproof membrane or backer system, a correctly sloped pan, and sealed penetrations at the valve and drain.
If a bid seems unusually low on a tiled shower, this is normally where the money was removed.
Pick materials before demo
- Tile — including trim pieces and the grout color
- Shower valve and trim kit (the valve must be in the wall before tile)
- Vanity, top, and faucet with confirmed dimensions
- Lighting, exhaust fan, and mirror placement
- Flooring and any transitions to adjoining rooms
A realistic sequence
- Demo and haul-off
- Rough plumbing and electrical changes
- Backer board and waterproofing
- Tile, then grout and cure time
- Drywall, paint, and trim
- Vanity, fixtures, glass, and final punch
Budget for the unknown
Older homes hide surprises behind the wall: rotted subfloor under a leaking toilet flange, failed valves, or undersized framing. Hold ten to fifteen percent back for what the demo reveals.
