Oklahoma City Home Addition Checklist: Roof, Plumbing & HVAC

Plan an OKC room addition around the roof tie-in, drainage, plumbing and HVAC, then confirm site constraints, permits and a written project scope.

Define the room before drawing the addition

Start with the problem you are solving: a primary suite, more kitchen space, a family room or a home office. Write down what the room must do, whether it needs plumbing and how you want it to connect to the existing house. A clear purpose helps your contractor distinguish essentials from optional finishes before developing an estimate.

Check the property and the correct jurisdiction

The City of Oklahoma City explains that zoning districts have development standards, including setbacks, and some areas require design approval. Confirm the constraints for your particular property rather than copying a neighbor's project. Review the city's building and trade permit guidance before construction. An Edmond, Moore, Norman or Yukon address may be governed by a different authority; do not apply Oklahoma City's process to another city without checking.

Plan the roof connection and drainage

Ask how the new roof joins the existing roof and how water will move around the addition. Discuss valleys, flashing, gutters and any work required on the existing roof. If the older roof already needs attention, ask for separate scopes for the addition tie-in and a broader roof replacement so you can understand each decision. A room addition is a structural project, not just extra flooring and drywall.

Review plumbing and HVAC before finishes

A new bathroom or kitchen area needs a plan for water and drain connections. An added room also needs a heating and cooling review; do not assume the existing system can serve more space just because a duct can be extended. 405 Pros brings construction, plumbing and mechanical HVAC crews to these projects. Any electrical work should be discussed separately with an appropriately licensed electrical contractor; we are not currently offering electrical services.

Ask for a scope you can compare

Request a written description of demolition, foundation and framing work, the roof connection, plumbing, HVAC, finishes and cleanup. Ask how selections, hidden conditions and changes will be priced, and what parts of the house may be unavailable during construction. If you compare bids, check that they cover the same work rather than selecting a total without understanding what it leaves out.
